Standard Residential Inspection

We are trained and certified to thoroughly inspect site-built, modular, and manufactured homes. Our work covers roof, exterior, foundation, interior, plumbing, HVAC, electrical, decks, patios, attached garages, and other visible and accessible systems and components.

Our standard residential inspection includes infrared thermal imaging as a supplementary inspection tool when useful for identifying conditions that warrant closer evaluation. We invite you to participate with us as we inspect, if you wish. When the inspection is complete, we provide a clear, easy-to-understand report within hours, and we'll take as much time as you need to review the findings.

Many people can benefit from our pay-at-closing option.

Annual Home Checkups

Once you've had a standard inspection, we can perform annual checkups on the home's condition to help you stay in front of and address anything that might cause harm to the home, to you, or your family.

Clients who have had an inspection with us in the last 13 months receive a discount.

Mold Inspection and Testing

Mold can cause allergic reactions and damage your home. We are trained and certified to test for mold and look for its causes--usually moisture intrusion. We will note apparent mold during our standard residential inspection if observed, but the mold inspection includes air or surface sampling, and lab tests to confirm the mold. We can perform a limited, targeted inspection of a specific space and apparent mold, or a general inspection of the entire building that includes several air samples.

Radon Detection

Radon is an invisible, odorless, radioactive gas that is naturally produced by the earth. It is much heavier than common air (which is mostly nitrogen and oxygen) and seeps into homes through the soil upon which they rest, so it tends to collect in basements. When breathed, it can collect in the lung tissue and, as it breaks down into other particles, it gives off alpha radiation. It is this alpha radiation that can damage living tissue and cause cancer. The risks are similar to smoking.

Radon is basically everywhere, but is found in higher levels in about one in fifteen homes. We are trained and certified to detect its presence so that you can decide how to address it.

WDO: Wood-Destroying Organism Inspection

Termites, carpenter ants, fungal rot and similar organisms can cause tremendous damage to a home's structure. We are trained and certified to inspect for visible evidence of wood-destroying organisms so that appropriate corrective action can be considered.

Contractor Oversight

If you are having a home built, a remodel, or other contractor work, Cornerstone can act as an independent, objective third party who confirms that the work is being done correctly.
